The Green Mountain difference
Local management, not a call center
Your rental is a real asset in a real Vermont town. It should be managed by someone who knows both.
We Answer the Phone
Owners and tenants reach an actual person who knows the property — not a ticket queue. Most management complaints come down to communication, so we start there.
Screening Done Properly
The tenant you place determines almost everything that follows. We apply the same written criteria to every applicant — consistently, and in line with fair housing rules.
You Stay Informed
A clear monthly statement, photo-documented inspections, and a heads-up before anything expensive happens. No surprises buried in a year-end report.

What changes when we take it over
With Green Mountain
- Maintenance calls come to us — including the 2 a.m. no-heat call in January.
- Rent is collected online, with a consistent follow-up process when it’s late.
- Screening is systematic and applied the same way to every applicant.
- Inspections are documented with photos at move-in and move-out.
- You get a monthly statement and year-end docs for your accountant.
Self-managing
- Every repair, complaint, and emergency routes to your phone.
- Chasing late rent becomes an awkward personal conversation.
- Screening varies by applicant — and by how tired you are of vacancy.
- Move-out disputes come down to memory instead of documentation.
- Bookkeeping and notice requirements land on you to track.
Self-managing genuinely works for some owners — especially with one nearby unit and a long-term tenant. It gets harder with distance, more doors, or a tenant situation that turns difficult. We’ll tell you honestly which side of that line you’re on.
A local team
Vermont rentals, managed by Vermonters
We manage long-term residential rentals across Vermont — single-family homes, duplexes, and small multi-family buildings. That focus is deliberate: it’s where consistent process makes the biggest difference for owners.
If your property isn’t a good fit for us, we’ll say so rather than take it on and do it badly. Getting a rental analysis costs nothing and doesn’t commit you to anything.
More about us- Long-term residential focus — houses, duplexes, and small multi-family.

Owner questions
Frequently asked questions
What does property management cost?
Most Vermont management arrangements involve a monthly management fee based on collected rent, plus a leasing fee when a new tenant is placed. Exact pricing depends on the property type, unit count, and how much the building needs — we quote it clearly before you sign anything, with no hidden add-ons.
What do you actually handle day to day?
Marketing and showings, tenant screening and lease signing, rent collection, maintenance coordination, inspections, tenant communication, and monthly reporting. In practice, your involvement drops to reviewing a statement and approving larger repairs.
How do you screen tenants?
We apply the same written criteria to every applicant — credit, verified income, rental history, and background — in line with fair housing rules. Consistency is both the fair approach and the one that holds up if a decision is ever questioned.
How and when do I get paid?
Rent is collected online, and owner proceeds are sent by direct deposit on a set monthly schedule along with a statement showing income, expenses, and any invoices. Year-end documents are provided for your accountant.
What happens if a repair is needed?
Routine repairs are handled within a spending limit you set, so small things get fixed without a phone tag. Anything above that limit comes to you with a quote first. Emergencies are covered by a 24/7 maintenance line.
Am I locked into a long contract?
No. We’d rather earn the renewal. We’ll walk you through the agreement term and how to end it before you sign — if the arrangement isn’t working for you, you shouldn’t be trapped in it.
Do you manage short-term and seasonal rentals?
Our focus is long-term residential rentals, which is where we can deliver the most consistent results for owners. If you have a seasonal or short-term property, reach out and we’ll tell you honestly whether we’re the right fit.
What if my property is currently vacant or needs work?
That’s a common starting point. We’ll walk the property, give you a realistic rent range, and lay out what it needs to lease well — then you decide how far to go. There’s no obligation to move forward.
I live out of state. Can you still manage my Vermont rental?
Yes, and it’s a large part of what we do. We handle everything local — access, showings, repairs, inspections, and tenant contact — with reporting detailed enough that you’re never guessing about your property.
What happens if a tenant stops paying?
We follow a consistent, documented process: written notice on schedule, clear communication, and a paper trail throughout. Vermont has specific rules on notice and tenant rights, so if a case moves toward eviction we coordinate with your attorney rather than cutting corners.
